The read

Cow Bay is a rare piece of Prior Lake shoreline: protected water's edge, oak bluff and enough acreage to support a real neighborhood rather than a handful of lots. The first work was an honest read of what the land could carry — where the wetland buffer had to be held, where grade allowed density, and where the village center belonged.

The approach

DDG partnered with 310 Designs & Development to structure the deal, carry entitlement and plat, and coordinate the amenity program with the municipality. Sambatek engineered the plan around four stormwater parks and 5.17 acres of preserved wetland and buffer. Municipal sewer, water, buried utilities and fiber were resolved to every lot line before a single home design went out.

The outcome

107 platted homesites across three collections — Lakeshore, Bluff & Walkout, and Village — plus a 1.65-acre waterfront commercial district with a lakeside bar, restaurant and boat slips, and a trail network connecting Carriage Hills Pkwy to Rosewood Rd NE. 310 Design Build delivers the homes; the community is now reserving.
