Raw land

Every DDG community begins as ground. We walk it, test the soils, study the water, grade and access before a single lot is drawn. If the land cannot carry the vision, we do not buy it.

Entitlement & approvals

Concept plans, platting, wetlands, utilities and city approvals. This is the quiet, unglamorous work that protects your investment — DDG carries it so buyers never have to.

Homesites released

Once the plat is approved, homesites are released by collection — like Vierling Shores' Lakeshore, Bluff & Walkout and Village collections. Early buyers choose first and lock current pricing.

Build & move in

With your homesite secured, construction begins on your schedule with the builder of record. DDG stays involved through delivery — the community is our name on the sign, too.

Four honest ways to pay for a homesite.

We are not a lender and we do not sell financing. We will simply tell you what each path really means before you commit to one.

Construction-to-permanent loan

The most common path for custom homesites: one loan that funds the build and converts to a standard mortgage at completion. One closing, one set of fees.

Lot loan first

Secure the homesite now with a lot loan, then refinance or roll it into construction financing when you are ready to build. Useful when timing between purchase and build is longer.

Cash purchase

Buy the homesite outright and arrange construction financing separately — or not at all. The simplest closing, and often the strongest negotiating position.

From first call to move-in, in plain terms.

  1. Week 1

    First conversation

    A call or visit with Jason. You tell us what you are looking for; we tell you honestly what the land can and cannot do.

  2. Weeks 2–4

    Choose your homesite

    Walk the community, compare collections and views, and reserve the homesite that fits. Reservation terms are simple and in writing.

  3. Weeks 4–8

    Purchase agreement & financing

    Sign the purchase agreement, apply for financing if needed, and complete due diligence. DDG's team coordinates directly with your lender and title company.

  4. Weeks 8–12

    Close on the land

    Closing typically happens within 60–90 days of reservation, depending on financing. The homesite is yours.

  5. Months 3–18

    Design & build

    Work with the builder of record on plans, permits and construction. A custom home typically takes 12–18 months from closing to move-in.
